Problem - how to get the best sale price on a property

A landlord who lives abroad wanted to maximise the sale value of his flat. He had been renting out the property for the last 11 years. The estate agents valuation was substantially lower then he had estimated. The client wanted to obtain the best possible price and realised he would have to do something about the property's appearance before putting it on the market. He wanted to spend the minimum amount of money in the refurbishment and have the work completed in the fastest possible time.

Solution
Firstly we presented a design scheme that made the most of any existing features, whilst bringing the overall look of the flat into a modern day appearance. Using a fairly neutral colour scheme in order to attract the correct market. We employed our team of decorators, carpenters, electricians, plumbers etc, and our project manager sourced all the materials, oversaw the work as it went through, and held regular discussions with the client to keep him updated of progress.

Result
After seven weeks, when the work was completed, the flat was valued again by the same estate agent and had increased in value by 15%. The cost of the refurbishment was less than 2% of the client's gain. The flat was under offer and sold within 2 weeks.
